What is a Subdivision?

Subdivision happens when you:

  • Combine two or more properties into one lot
  • Change or realign an existing property line
  • Create several lots from one or more existing properties
  • Create several bare land strata lots from one or more existing properties

Application Process

The Provincial Approving Officer (PAO) approves subdivisions in the Electoral Area. JdF Community Planning reviews applications from the Ministry of Transportation and Infrastructure. You need to apply to subdivide with both the Ministry and the CRD.

Things to consider when subdividing include zoning regulations, servicing needs, potable water, park land and road dedication.

Subdivision applications can take many months to get approved. You may need to hire a professional agent, such as a BC Land Surveyor, an engineer or a development consultant to help you with your application.

Subdivision application fees can be found in the JdF Electoral Area Development Fees and Procedures Bylaw. The CRD’s fees are also included in the Subdivision Application Form

Strata Conversion

What is the conversion of a previously occupied building to a strata?

An application to convert separate buildings on a property or units in a building to a Strata is required when the buildings or units have already been used.

Application Process

The CRD Regional Board approves strata conversions in the Electoral Area. JdF Community Planning reviews applications submitted by landowners.

Things to consider with converting buildings or units to a strata include zoning regulations, potable water and septic system conditions, building condition and permit requirements and the availability of rental accommodation in the area.
